The Address is a modern apartment building in the heart of Houghton. The development consists of 18 three and two-bedroom apartments measuring 130 m2. The third bedroom can be used as an au pair room or repurposed as a study or home office. The development is secure and modern with great furnishings, and is ideally suited to couples, young professionals or students. Construction is completed as at year end 2022.

 

Houghton is one of the most sought-after and exclusive suburbs in Johannesburg’s Northern suburbs.  The area is home to some of the oldest and most beautiful homes in Johannesburg.  It is also now home to The Houghton Hotel, Golf Course and apartments, which has further cemented the area’s reputation as a strong investment opportunity. One of the area’s most famous residents was former South African President Nelson Mandela.

 

The area is ideally positioned close to a host of blue-chip and leading South African corporates, major arterials, as well as a short distance from the Rosebank, Sandton and downtown Johannesburg CBD’s. It is also ideally placed close to top private hospitals, some of Johannesburg’s leading public and private schools, renowned golf courses, as well as the University of Witwatersrand. Houghton is also famed for its streets lined with Jacaranda Trees which are in full bloom in October.

Crowdprop intends to purchase 1 unit under a 5-year investment term. The property will be rented out upon completion and you will receive rental income in the form of dividends for a 5-year period. After which, a vote will be taken to determine if investors want to sell or not. Should the property be sold, you will be paid out your portion of the proceeds from the sale of the property at market related prices. Should the property not be sold, it will continue to be rented out until the investors decide to sell.

Our focus is on investing in property that is priced at a discount in comparison to the other options in the locality. According to our research, the property is significantly more affordable than other new developments in the area. Once completed,  each unit will sell for around R3 million. Investors can therefore enjoy an immediate capital appreciation of approximately 7% as the apartments are being purchased at a discount to the market price.
